Hotel & Resort Assets

Opwest has an extensive background in Hotel and Resort development, and we provide compelling opportunities to our investors within the lodging asset class that range from midscale properties to luxury assets.  We work with many brand companies such as Marriott, Hilton, Hyatt, Montage, Four Seasons, Auberge, and Accor, among others. Our team focuses on both ground up hotel development, as well as value-add acquisition opportunities.  

Multifamily Assets

Whether developing as part of a mixed-use project, on a stand-alone basis, or an acquisition opportunity, multifamily investment and development is a key component of our real estate strategy.

Our firm is currently developing lower density single family purpose-built rental communities known as built-to-rent or built-for-rent, a product appealing to a market that desires the characteristics of single-family homes but want the flexibility of renting.  Our projects incorporate varying designs in this segment including detached, single-family, or attached townhouse-style dwelling units that are specifically built to be rented rather than purchased. We have incorporated best practices in amenitization from our hospitality projects and developed a luxury rental program offering that is unparalleled in the market.

Opwest also targets high rise, mid-rise, and low-rise multifamily projects in both suburban and urban locations in growth markets across the Unites States.

Residential Assets

Our team has deep experience in luxury residential development for both unbranded and branded residential projects. Examples of our project background for branded residences includes the Montage Deer Valley Residences, the Montage Beverly Hills Residences, the Montage Palmetto Bluff Residences, and the Montage Healdsburg Resort. Opwest leads the design and programming of the residential component of each project, including any specialized rental pool programming and associated residential amenity conceptualization and integration. Our team develops the residential sales and marketing program including strategy, tactics, and marketing methods for the project.; including the advertising and public relations programming.   Mixed use residential and hotel affiliated residential projects are extremely complicated product types which our team has institutional knowledge of, and we can effectively program, plan and execute the development of these assets for our partners.

Our firm specializes in value-add hotel, multifamily, and mixed-use assets. We focus on acquisition and reposition strategies that identify and maximize value in a broad range of commercial and residential real estate assets. Our value-add strategy varies by product and encompasses an opportunistic approach to identifying real estate potential in underperforming assets where we are able to unlock value through renovation, repositioning, rebranding, entitlements, and other creative yet risk appropriate approaches that drive compelling economics.  We are vertically integrated with a team that facilitates its acquisitions, dispositions, asset management, construction, accounting, and property finance.

Adaptive Reuse Assets

Opwest has executed complicated adaptive re-use strategies, and we believe that adaptive reuse will be a major driver to urban renewal, reactivation, and the repositioning of many obsolete urban assets in the future. Adaptive re-use execution requires a specialized skill set often demanding conversion specificity within the project team, coupled with a base of institutional knowledge from past projects. Opwest will continue to identify and execute adaptive reuse projects in urban locations across the Unites States.
